Thomas Kruggel

Tom oversees the management services activities of more than 30 million square feet of commercial real estate throughout Hines’ U.S. West Region. Serving as a thought leader and trusted advisor in the industry, his primary focus is to drive awareness of and increase revenue for all real estate management service capabilities, including facilities management, property management, and workplace experience as a service, by delivering impeccable customer delight and turning challenges into opportunities for every client, partner, and investor. He is committed to delivering on Hines’ pledge to ESG and has assembled an organization that amplifies diversity, equity, and inclusion in the workforce.
Since joining Hines in 1984, and early in his career, Tom served as manager of more than five million square feet of trophy high-rise office space, representing more than $1.5 billion in value. From there he has been responsible for directing both owned and third-party real estate management across the region, including opening the premier 1.4 million-square-foot Figueroa at Wilshire in Los Angeles and pioneering the launch of a facilities management business with Fortune 500 technology firms headquartered on the West Coast.
Tom has received local, regional, and international “Building of the Year” BOMA awards for Figueroa at Wilshire in Los Angeles, and local and regional BOMA awards for Bank of America Fifth Avenue Plaza in Seattle. He has served on the board of directors for two local BOMA chapters, including Board President in San Francisco. Tom is also a member of trade organizations IREM, CoreNet, and IFMA.
Tom earned his graduate degree from the University of California, Santa Barbara, and his undergraduate degree from San Diego State University. Outside of the office, Tom serves in leadership at his local church and relishes spending time outdoors with his wife, six children, and seven grandchildren.
