A disciplined, research-driven European portfolio seeking strong returns in all business cycles through expert active management1 and operation.
Hines European Real Estate Partners2 (“HEREP” or the “Series”) is a series of discretionary, closed-ended real estate funds that seek to acquire high-conviction, thematic investments in primary European markets with a focus on fundamental trends and capital market inefficiencies.
HEREP III, the latest edition in our flagship series, completed its final close in November 2023, securing over €1.6 billion in equity, making it one of the largest closed value-add strategy funds in Europe3.
The two predecessor funds attracted aggregate equity commitments of €1.8 billion, bringing the total aggregate equity commitments in the Series to €3.4 billion.
1The Funds are not managed in reference to any benchmark.
2Earlier vintages of the Fund are named Hines European Value Fund (“HEVF”).

Key Principles of the HEREP Series
Strategic Locations and Diverse Sectors
Investing in properties located in strong city markets while seeking diversity by geography, sector, profile, and timing with a goal of a balanced, resilient total return in each Fund vintage through the Series4.
Focusing on Organic Alpha
Taking a conservative approach to real estate financing with appropriate senior leverage and no aggressive financial engineering for true unlevered alpha.
Striving to Lead the ESG Revolution
Placing emphasis on both the impact and the economics of top ESG aspirations in our investments and culture.
4Past performance cannot guarantee future results.
Our Scale
Drawing on its team of approximately 925 professionals5 in 33 European offices, the HEREP Series will continue to invest in and manage properties in top-performing European submarkets identified by Hines’ proprietary research team and extensive local operating network.
