Hines Italy has long been, and continues to be, a strategic market for Hines. It has been responsible for iconic developments such as Porta Nuova, the world-famous 28 building mixed-use project that was finalized in 2015.

Led by Mario Abbadessa since 2016, Hines Italy has completed long-term strategic real estate investments mainly in Milan, Florence and Bologna on behalf of various institutional investors. Today, Hines Italy manages relevant urban transformation processes in line with the highest standards of sustainability, innovation and ESG principles, strongly focusing on social impact and community engagement.

The group's investment philosophy in Italy today is mainly concentrated on the Living sector, targeting student housing, in particular with the projects of Giovenale 15 and Ripamonti 35, multifamily and senior living. The residential model is based on accessible rents along with a network of ancillary services customized for different users’ ages and aspirations. MilanoSesto, the largest urban regeneration in Italy and one of the biggest in Europe, and the Ex Trotto area in the San Siro district in Milan, are key examples of significant urban regeneration schemes that aim to recover and transform disregarded areas into efficient, sustainable and inclusive urban communities.

Hines' strategy also focuses on high street retail and office, with redevelopment projects of important historic trophy assets in the city centers converted to mixed-use properties such as Cordusio 2.0, The Liberty Tower, Torre Velasca and Spiga 26, and last mile & traditional logistics warehouses for eCommerce players, eRetailers and Express Couriers in the strategic area of Bologna.
