(IRVINE, CALIFORNIA) – Hines, the international real estate firm, announced today the completion of a $25 million redevelopment project at Intersect, the four-building, 436,000-square-foot office campus situated in the heart of Irvine’s Airport Area. The extensive capital renovation, designed by IA Interior Architects and LandLAB, has transformed the former Washington Mutual campus into a next-generation office environment that promotes a balance of work and wellness. Improvements at the campus include outdoor amenity spaces equipped with Wi-Fi, TVs, a putting green, basketball court, state-of-the-art fitness and conference facilities, modern lobbies, lush gardens and common areas, and a fleet of Zagster rental bikes.
The campus redevelopment has led to an increase in leasing activity. New tenants include Aon, Mazda North American Operations, Edison Energy, Marriott International, SPACES., Club Pilates, RapidScale and Amare Global.

In addition to the campus renovation, Hines announced in partnership with The Patio Group, the wholly-owned restaurant division of San Diego-based American National Investments, the development of a new $3 million restaurant with an outdoor two-story shipping container concept for more casual dining to serve the campus and surrounding community. The new location represents The Patio Group’s first restaurant in Orange County. The innovative shipping container component will serve coffee, juice and grab-n-go food throughout the day, as well as craft beer, wine and appetizers in the evening. Dubbed “The Patio Marketplace,” the amenity is poised to host a number of special events in its activated outdoor courtyard and comfortable interior space. Award-winning San Diego design firm Bluemotif Architecture has designed an engaging space for locals to gather and celebrate the best of coastal California.

The new tenancy brings the Class A campus to over 50 percent occupied, leaving approximately 200,000 square feet available for lease. Joe Bevan and Wade Clark with JLL lease the project on behalf of Hines.
