(LOS ANGELES) – Hines, the global real estate investment, development, and property manager, announced that the firm has moved into its new West Region headquarters at West Edge, the transformative, mixed-use development in West Los Angeles, developed by Hines in partnership with Philena Properties and Affinius Capital.
The new 17,000-square-foot office space reflects a deep-rooted design narrative that fuses functionality with aesthetics. The interiors have been ingeniously crafted by Rapt Studio, with the inspiration drawn from a palette of greens, creams, deep reds, and browns, infusing warmth and freshness into the workplace. Occupying the second floor of the building, the double height office features floor-to-ceiling windows, allowing natural light to envelop the interiors, as well as an open-air terrace, providing employees a necessary connection to the outdoors and fresh air. Upon entry, a welcoming living room, characterized by a kitchen, coffee bar, and diverse seating areas, serves not just as a hub to greet employees and guests but also as a conducive space for interaction.

The design of the office has a strong focus on multipurpose functionality and adaptability to accommodate various needs. It replaces the traditional concept of private offices with an array of workstations that range from individual sit-stand desks to communal areas, including phone rooms for private calls, huddle rooms for small group meetings, a resource-filled library, and a sizable outdoor terrace.
“Our design approach for Hines began with thinking about the way we live — not necessarily how we work,” says David Galullo, CEO and Chief Creative Officer of Rapt Studio. “The West Region headquarters centers around the concept of how to feel at home in collaboration with colleagues and clients.” Kali Lewis, Design Director, continues, “The space has a familial feel to support a spectrum of working postures — an open kitchen and dining table where people connect organically, a semi-enclosed living room that hosts partners and clients in a comfortable setting, and a library that invites quiet contemplation.”
Overlooking the social area is a wood-clad boardroom at the mezzanine level. The interior's character is further enhanced by a mural, painted by local artist Gigi Allen, featuring abstract renditions of Hines' most notable properties. Floating architectural forms add to the dynamic atmosphere of the office space, clad in blackened wood, handmade tile, and white oak. Punctuated with floating greenery throughout, the office subtly underscores Hines' commitment to fostering a sustainable and vibrant work environment.
West Edge is the preeminent live, work, and play destination in West Los Angeles. Office amenities include private landscaped terraces over five floors, easy access to the new Expo Line station, and new sustainability features to enhance employee wellness. In addition to the office’s amenities, West Edge offers 600 residences, Gelson’s Market, one of California’s premier full-service specialty grocers, a selection of restaurants and cafes, along with boutique retailers and wellness destinations, and a vibrant one-half-acre open-air plaza. The office building is registered to be LEED® Platinum and WiredScore Platinum and will pursue WELL Core & Shell Platinum Certification.
In addition to Hines, Riot Games, the video game developer, publisher, and esports tournament organizer, has signed a 10-year, 200,000-square-foot lease at West Edge, and is expected to move in next year.
