MilanoSesto is the largest urban redevelopment project in Italy and one of the biggest in Europe, transforming the 1.5 million-square-meter former industrial area of Sesto San Giovanni into a sustainable and inclusive district.
The master plan, designed by Foster + Partners, will create green areas, residential districts, new squares, retail, hospitality and office spaces, as well as entertainment venues. State-of-the-art technologies will be used to meet the most advanced ESG criteria: buildings will be innovative and environmentally friendly, sustainable mobility will be promoted, and the residential offer will provide affordable rentals and spaces designed to promote socialization and inclusion.
MilanoSesto will interlock with a 45-hectare park providing a unique green lung for the entire metropolitan area of Greater Milan, featuring 8,500 new trees and more than 16 kilometers of pedestrian and cycle paths. The site will accommodate a total of over 50,000 people – residents, city users and visitors. MilanoSesto will also be the location of the Health and Research City, a public hub for clinical and scientific excellence.
Its strategic location has excellent links to the city center (20 mins) and surrounding districts due to the presence of important metropolitan and regional infrastructures such as the metro and train line, the Milanese ring road and highway.
The massive project is based on a long-term agreement between Hines, as strategic advisor and development manager, Milanosesto S.p.A., owning the areas and acting as implementer and contractor, and Prelios, project and asset manager of the initiative. Hines, as investor together with Cale Street for the first private plot "Unione 0", covering a gross floor area of about 250,000 square meters, will start the development in 2021 with completion targeted for the end of 2025.
